On this episode of Passive Income Pilots, Tait & Ryan interview Trevor Flor
Trevor Flor is an accomplished real estate professional with expertise in residential and commercial transactions. He graduated from UC Santa Barbara and, after graduating, founded his own brokerage firm, expanding it to include commercial real estate. Trevor's analytical skills led him to underwrite over $1.5 billion worth of medical-related real estate for Montecito Medical Investment Company and participate in more than $200M of transactions. He also served as a Navy pilot and an F-18A-F instructor. With an MBA from the University of North Carolina and an MS in Real Estate from Fordham University, Trevor currently specializes in due diligence for real estate investments at DAI Securities, LLC. He is an expert in 1031 exchanges, Qualified Opportunity Zones, and private syndications.
Trevor shares his incredible story of transitioning from a Navy F-18 Super Hornet pilot to a real estate expert. He dives deep into the world of 1031 exchanges and Delaware Statutory Trusts (DSTs), providing valuable insights into the historical context behind these tools and how they help real estate investors manage their tax liabilities. Trevor also discusses the evolution of syndication structures, comparing the Tenancy in Common (TIC) structure with the more recent DST structure and how these have shaped the real estate investing landscape. He shares his expertise on the nuances of DST offerings, the impact of the Securities Act, and the importance of working with an advisor to curate a diversified portfolio of DST properties.
